Structural Qualifications, and Technical References.

The units are designed in accordance with the recommendations of:-
BS 5268 structural use of timber.
BS 6399 : 1996 Part 1 Code of Practice for dead and imposed loads.
BS 6399 : 1997 Part 2 Code of Practice for Wind Loads.
BS 6399 : 1988 Part 3 Code of Practice for imposed roof loads

The minimum imposed loads are as follows.

Roof 0.75 kN/m2 Floor 3.0 kN/m2

Stability

The buildings are designed to withstand any lateral or overturning movements due to the actions of a basic wind speed of 54 m/s in accordance with BS 6399 : 1997 Part 2.

Thermal Insulation

Fast-Track 3000 units comply with the following thermal values.

Walls                                                  0.30 W/m²K
Floor                                                   0.22 W/m²K
Roof                                                   0.20 W/m²K

Sound Insulation

External walls and internal partition walls provide a minimum sound insulation value of 37d/B in accordance with BS 8233 : 1987,
Code of Practice for sound insulation and noise reductions for buildings.
Higher levels can be achieved by using double layer plasterboard and acoustic insulation subject to client requirements.

Structure

Specification for standard elemental structure to determine rate m2 of variable floor area and plan configuration.

Walls

Plastisol Plastic Coated Steel.

Clad externally with 0.5 mm thick galvanized Plastisol plastic coated steel (galvanizing to BS EN 10143 : 1993) (200 microns thick min) which is to be bonded to 9 WBP plywood at a pressure of 14.5 PSI. The steel faced plywood panels are fixed to 120mm x 38mm timber framework incorporating insulation to comply with u-values quoted.
Walls lined internally with 12.7mm Vapourshield, vinyl faced plasterboard. Joints between adjacent sheets are fitted with 2 part  PVC extruded jointing section.
GRP laminate boarding to all wet areas.

Option – Various external finishes available, subject to Local Planning Authority.

Roofs

Steel lattice beams with steel flitch plates are crossed with treated 120mm x 38mm timber joists. Over decked with 11mm OSB particle board, and sealed with a monolithic Hypalon weatherproof membrane, laid in accordance to manufactures instructions.
Standard dual shallow pitch roof ensures correct drainage.
Rain water is disposed of by means of full length plastic guttering to both pitch sides of buildings.
Down pipes are situated to suit.

Ceiling

Internally the ceiling is lined with 12.7 mm Vapourshield backed vinyl faced plasterboard. Joints between adjacent sheets are fitted with 2- part  PVC extruded jointing section.
Insulation is incorporated into the structure to meet u-values quoted.

Option - Armstrong grid system suspended ceiling complete with recessed lighting available

Floors

Lattice steel floor structure, treated with anti oxidizing paint finish, supporting treated 120mm x 38mm timber floor joists and other timber members to provide a strong rigid component and be capable of carrying minimum imposed floor loading of 3KnM2. Floor decking is of tongue and grooved 18 mm V313 moisture resistant particle board.

Compliance with heat loss figures quoted is achieved using Ecobrite  thermo foil.

Increased imposed floor loadings available at additional cost

Floor Covering

Consisting as standard of Marley PU 2 mm heavy duty sheet vinyl floor covering, with the maximum Agrement rating of G5ws. Marley PU is manufactured to meet all the performance requirements of the following standards;
BS 3261 : Part1 :1973:Type A
BS 476 : Part 7 :1987
Marley PU is available in a range of colors, unless otherwise stated ref 9200 Seal grey is fitted as standard. All joints are factory welded.

Textile Floor Coverings

A heavy duty low loop pile for laying on a plywood base and includes for all necessary adhesives and grippers.
Common examples used include the Burmatex and Heckmondwyke Range of contract carpets.

External Doors.

Solid core external flush type 926mm x 2040mm Door to be decorated as per specification All external doors are fitted with a door closer along with 1 1/2 pairs 100 mm steel butt hinges. Door furniture as standard consists of a 3 lever lock and aluminium lever lock handles. Floor mounted door stops are provided to all internal opening doors. All external doors are fitted with a aluminium low cill threshold, with draught exclusion facility. Pre finished aluminium drips are fitted above each external door. Vision panels are provided at high & low level, compliant with DDA regulations.
Emergency exit doors are fitted with a panic bar & inclusive of signage.

Windows

Standard size of window 1100mm high x 910mm wide with 50% top opening sash.
Constructed from PVCu framing, side fixed into timber panel. Top sash pre glazed. All glazing to current Building regulations including K glass. Windows are fitted with 4000 sq mm of trickle ventilation.
Locking system to be twin shoot bolts into pre formed metal cleats operated by a single lockable handle.
Laminated or toughened glazing dependent on Client requirement, is an option.

Trims

All trims are machined in house and as standard are as follows;
Top trim, 30mm x 12 mm soft wood finished with 3 No coats of walnut stain.
Skirting, 45mm x 12mm soft wood finished with 3 No coats of walnutstain, skirting is fitted after the vinyl has been laid.
Window Linings, 12mm MDF finished with 3 coats of walnut stain  surrounded by 45 mm x 12 mm soft wood architrave's.

Decoration

Decoration is carried out to the following.

All timber pressure impregnated to BS 5268 Part 5 1989
(1997), where required.
              External doors and frame 1 No coat wood primer, 1 No
              undercoat and  2 No coat hard gloss.
              Skirtings and architrave's:- 3 no. coats of walnut stain.

Electrical Installation

General

Cables, luminaries, heating appliances, protective devices and all other fittings and materials used in the installation are manufactured to the relevant British Standards.  All cables used are BASEC approved.

The Distribution board will located in the plant room, and incorporate an RCD with an earth leakage sensitivity of 30 mA. Final circuits are protected with appropriate rated MCBS. The switchgear is manufactured by Proteus or equivalent and enclosed in suitable enclosure.
All work carried out is by approved craftsmen and complies with the16th Edition of the IEE Regulations.

Lighting

Internal Lighting            

Fluorescent luminaries 1500 mm long complete with prismatic controller The luminaries are gang controlled from a single gang switch to BS 3676 as MK or equivalent mounted adjacent to the door.
Moisture resistant light fittings to shower areas.

External Lighting

The bulkhead luminaries are Phillips FGC 1 00/1 1 1 or equivalent and are individually controlled from the single gang switch to BS 3676 and as manufactured by MK or equivalent.

Power Points

Twin 13 amp switched socket outlets to BS 1363 as manufactured by MK or equivalent. Quantity of outlets per unit as listed on pricing schedule.
Dado trunking and / or Data points fitted to clients specifications.

Bonding and Earthing

All pipes, metalwork (including fixtures and fittings) are electrically bonded to each other by a continuous conductor and the bonding conductor is taken to the main earthing terminal in the consumer unit. The chassis and superstructure steel framing ( if applicable ) is similarly bonded, to the mass of steel cladding.

All metal surfaces, are to be permanently earthed as previously described.


Tests

On completion of the work the contractor will carry out tests in accordance with the IEE 16th Edition Test certificates shall be completed in duplicate and submitted to the client.

Internal Partitions

Standard

Clad both sides with 12.7 mm pre-finished vinyl faced plasterboard, fixed to timber framework and incorporating insulation for sound reduction purposes. Joints between adjacent sheets are fitted with a PVC extruded jointing section.

WC Cubicles

Constructed from high quality 15 mm thick melamine faced chipboard, grey liner pattern, graffiti-resistant.  The cubicles are 1950 mm high including 150 mm ground clearance.  All assembly fittings, indicator bolts and coat hooks are of anodized aluminium.

Skirting, Wet Areas

Skirting to all wet areas to be coved profiled black PVC skirting 100 mm high set into the vinyl and continuously seam welded to provide waterproof joints.

Plumbing Specification.

General

The plumbing installations comply with all Building and Water Authority Regulations.

Wash Hand Basin (460 x 305)

Twyfords 'Classic' or equivalent white vitreous china, (size 460 x 305 mm) complete with overflow and a pair of stainless steel supporting legs to each basin.  The basins to have plugs and chrome plated non-concessive taps.

                     

Toilets

Twyfords 'Classic' or equivalent white vitreous china washdown WC pan with horizontal outlet to BS 5503, complete with a 9 litre white vitreous china cistern and cover to BS 1125 : 1987 with all fittings suitable for mains pressure.  The cistern incorporates a cover clip, along with a chrome plated lever handle and 19 mm overflow warning pipe which is terminate through the external walling.  A black plastic seat and cover is provided for each WC.

Urinals

Twyfords 'Clifton' or equivalent, white vitreous china bowl urinal complete with chrome plated strainer. Suitably sized white vitreous chain cistern to BS 1876 : including syphon and drip tap is provided.  Stainless steel flush pipe with spreader and clip is fitted between the cistern and the bowl.  Each set of urinals is fitted with a flushing control device such as a cisternmiser or equivalent.

Sink Unit

Consisting of a sink base unit, faced in white melamine with lipped edges to match and fitted with heavy duty plastic handles. 90 mm white melamine faced plinths are included.  Units are 1000 x 600 as Solas range and are complete with single drainer, stainless steel top, (LH or RH), 2 pillar taps and associated waste assembly.

Waste Pipes
All waste pipes from the sanitary fittings is UPVC to BS 4514 and of an appropriate size to suit the fittings.  The urinals and wash basins have75 mm deep traps and the showers have a 50 mm deep trap. The waste pipe work is located above floor level and terminate into an air admittance valve/drain connection. Head of drain runs vented to atmosphere.

Tests
On completion of the plumbing installation, the necessary tests are carried out to ensure that all joints are complete and leak free.

Option - Heating

Gas fired wet system. Radiators sized to suit each room area. Heating coils provided within changing rooms. To include TRVs to all radiators. 7 day time clock & frost protection.

Option - Hot water

Gas fired boilers will heat & store water in domestic cylinders. Thermostatic mixer valves to all showers.

Gas installation by Corgi registered contractor. Gas certificate provided on completion.
